Avenida was founded by Edward Dittmer, a 25-year veteran of the commercial real estate industry. At DBRS, Dittmer led the integration of the New Issue CMBS teams after the company’s merger with Morningstar Credit Ratings. Over 18 months, he led a reset of expectations and performance to ensure that the analytical team operated under one unified banner. Later, he developed the rating agency industry’s first standalone methodology for data centers and rated the first hybrid CMBS/ABS deals in the US and Europe. Dittmer led efforts at Morningstar Credit Ratings to redevelop its subscription research product with a streamlined look, new and powerful graphics and more relevant analysis and valuation.

As the head of the esoteric real estate platform, leading the industry in ratings of data centers and C-PACE and developing approaches around new asset classes. Extensive knowledge of debt and equity structures, mortgage-backed securities issuance (including CRE CLO, Conduit and SASB), complex transactions, and development of credit methodologies. Ed has an organizational focus with an emphasis on process improvement and diversified team development.
Prior to his rating agency career, Dittmer was an underwriter in the equity investment platform at Capmark Investments and an assistant portfolio manager for two of its institutional funds. His career also includes stints in risk consulting and servicing at GMAC Commercial Mortgage.
